The mansion at 22 Charles Street was originally built in 1753 by William Timbrell and John Phillips as a grand five storey Georgian townhouse. Combining retained period features with a contemporary specification the fully modernised mansion has a spacious entrance hall, formal dining room, galleried walkway and guest cloakroom on the ground floor.

On the basement floor there is a large family kitchen, a separate breakfast/informal dining room, guest WC and a spectacular atrium reception room, with a double- height ceiling with glass roof. There is also a wine cellar and storage rooms on this
level.

On the first floor are two interconnecting grand drawing rooms. The first has three sets of French windows opening onto a step out balcony overlooking Charles Street. The second drawing room has a large bay window opening onto a reinforced glass floored garden terrace, ideal for entertaining al fresco. There is also a sculpture gallery and panelled library on this floor.

The principal bedroom suite has its own private floor on the second floor, including the bedroom, walk-in dressing room lined with built-in wardrobes and the main bathroom. There are two principal guest bedrooms (both ensuite) on the third floor and three further bedrooms (one ensuite, and another serving as a gym) and a family bathroom on the fourth floor. On the fifth floor above there is a private roof terrace garden.

The mews contains a triple garage, kitchen, bedroom, shower room, sitting room/bedroom 2 and laundry room, offering spacious staff accommodation. The Royal history of 22 Charles Street started in 1820 with the death of King George III. The King’s passing made Prince William (1765-1837), Duke of Clarence, the brother of the new King George IV and a potential heir to the throne.

Since 1797 Prince William and his wife Princess Adelaide had lived at Bushy House in Teddington, outer London, but with William’s enhanced status the Royal Household acquired 22 Charles Street and it was remodelled during the early 1820s to provide a Royal residence, one of the finest townhouses in Mayfair, fit for the brother of the King.

The enhancements included the installation of the cast-iron first floor balcony, marble fireplaces, ornate coving and ceiling mouldings to the main reception rooms and additional attic storeys to provide accommodation for Prince William’s Royal staff.

Despite all the work, 22 Charles Street only became a temporary Royal residence since during the 1820s the heir presumptive, Prince Frederick, Duke of York (William’s elder brother) had become increasingly frail, so in 1824 William was allocated an even larger Royal property adjacent to St James’s Palace where he commissioned John Nash to build what is now Clarence House, constructed between 1825-1827.

Although the Blue Plaque says Prince William lived at 22 Charles Street in 1826, the Prince used the Mayfair mansion as his Central London home from early 1825 until late 1827, the Charles Street location offering William a convenient base to oversee the construction of nearby Clarence House.

After Prince William’s departure to Clarence House 22 Charles Street remained a private home of high distinction, endorsed by its role as a Royal home, offering a rare continuity of elegance, scale and architectural integrity in the heart of Mayfair.

Now a discerning resident can live in a Mayfair mansion that has hosted Prince William, Duke of Clarence, Princess Adelaide and a young 7-year old Princess Victoria (later HM Queen Victoria), who visited 22 Charles Street with her mother the Duchess of Kent and Strathearn.
