Value in Knowledge

When selling prime property in a fast moving marketplace, seek advice from the specialist agent who really knows the market. Trying to save money by selling privately could cost you far more than the commission fees you think you are saving!

Record Sales Value 20-40% up!

A recent example was a client of ours who was contemplating selling to a neighbour for what he thought a good price but we could achieve far more for the owner. Once we had arranged the deal is was 40% more than he had originally thought was a good deal and we created a new market record.

Mayfair Values catching up with Belgravia

In 2006 the market moved for Mayfair residential sales at figures between 15 - 25%. With 6 months behind us for 2007 it is still too early to quote percentages but the continuing low supply and high demand is showing further rapid growth. But Mayfair is still cheaper than Belgravia, where prices have risen again to new record levels!

Records are made to be broken

A recent example of record demand on a sale was 40 Upper Brook Street, an unmodernised period house and adjoining mews offered by Grosvenor through Wetherell and Savills at a guide of 15M. Within 6 weeks we had conducted 75 viewings, had 10 offers and sold at over 20% over the guide price.

Wetherell and Knight Frank are now marketing a further freehold period Grade II listed Georgian house and mews in Charles Street on a guide price £17.5M +

A smaller town house in Culross Street with garden and garage has just been sold at a record price achieving over £1,500 p.s.f. and a large unmodernised period house in prime Mayfair which Wetherell sold only 6 months ago is now obtaining bids of over 30% more.

The record of records though goes to the former US Naval offices in Grosvenor Square that have just sold for £250M with plans for a residential scheme of luxury flats, a great shout of support for Mayfair values, as it equates to a figure well in excess of £2,000 per square foot prime unmodernised stock.

Off Market

The most frustrating aspect of this market for both purchasers and vendors alike is the "off market deals". Forget modern selling technology through the internet and e-mails, the only way to hear about the availability of a new property it to be in constant contact with your estate agent. Wetherell data for the first 4 months of this year indicates that there were 77 sales worth £193M compared to 156 for the whole of 2006. Nearly half of 2006 deals in a third of the time, so the deals are out there you just need to know who to talk to!

Purchase Fatigue

Of the small amount of stock "available" over 30% is under offer leaving very little to chose from. I have never known such a thin market but then again I have also never known such an exciting one. A word of warning though, low stock, high prices and constantly losing out to competitive buyers can often wear out the enthusiasm of the buyers. They might just pack their bags for summer and wait and see what happens in the autumn.
